| Our Niche |  | Gandolf specializes in creating affordable housing. The housing we create offers rents which are targeted to people who make about 60% of the average medium income of the county. Residents who fall into this income category normally are policemen, firemen, teachers, and factory workers. To meet the needs of our tenant base we are normally able to provide rents which are at least 10% below market. Because of the various financing programs that we utilize, we require that residents qualify based upon income. |

| Gandolf Actively Seeking New Project Sites... Each year Gandolf searches for sites in various states for new developments. Normally, we are seeking land that is zoned for multi-family and has infrastructure in place. In rare cases we may consider unzoned land. For the Tax Credit program will be searching for land in the states: Arizona Arkansas Colorado Georgia Illinois Iowa Kansas Kentucky Minnesota Missouri Montana Nebraska Nevada New Mexico North Dakota Ohio Oklahoma South Dakota Tennessee Texas Wisconsin Wyoming Gandolf is also actively seeking a cosmetic rehab project in the following areas: North Dakota - Fargo area South Dakota - Sioux Falls area In order to qualify for consideration, the rehab project must have been owned by the seller for over 10 years. Otherwise it will not qualify for the tax credit program. We may be seeking land only in certain areas in each state. The states have established deadlines for submitting applications in each state so contact us before you start your search. The deadlines vary by state.
