Pet Policy

Hendricks Property Management Corp. has set up this policy for pet ownership. In addition, 'the Pet Policy/Lease shall become an attachment to the Lease if applicable. Common household pets such as a dog or cat are only permissible. 

The following is an outline of the Policy/Lease rules:

I. Inoculation/Spayed and Neutered Policies

  1. Tenant must have third party verification that pets were inoculated as required by state or local laws.

  2. Management will require inoculations for rabies, distemper, or any other virus. 

  3. Cats and dogs must be spayed or neutered before being brought to apartment. If too young, must be spayed or neutered when pet reaches common age for operation. All cats are to have at least their front claws removed.

 II. Sanitary Standards

  1. Pet waste shall be the responsibility of the Tenant. 

  2. All pet waste in the apartment shall be placed in Tenant's waste basket and transferred to the garbage containers before it develops an odor or unsanitary problem.

  3. Tenants are required to remove pet waste from grounds immediately and dispose of in supplied garbage containers.

  4. The project does not have a designated pet exercise area, therefore all pets who are exercised outdoors must be walked on a leash and away from apartment grounds. 

  5. Tenants are required to change plastic lined litter boxes twice a week. 

  6. Tenant shall take adequate precautions to eliminate pet odor in apartment. Tenant shall take responsibility for regular, as customary, bathing of animals, and cleaning of cages,

  7. Tenant shall not alter apartment, patio, entrance areas or other part of premises to create an enclosure for pet 

  8. Tenant shall take responsibility for all repairs and maintenance of pet equipment and keep it in good repair 

  9. Tenant shall take responsibility for all damages caused by pets. Tenant shall be required to pay all repair bills within 30 days of repair.

  10. Tenant shall comply with humane and health laws relative to housing pets.

III. Leashing

  1.  Pets must be restrained and under the control of a responsible individual while on common areas. Pets are not allowed in common areas except to pass to outside of building. (Service animals that assist persons with disabilities are exempt.)

  2. Pets must be leashed while exercising outdoors

IV. Registration

  1. Tenant must register pet with project owner before it is brought on premises.

  2. Registration must include a certificate, signed by a licensed veterinarian, indicating pet is properly inoculated. 

  3. Tenant must supply identifying information and demonstrate that the pet is a common household pet. 

  4. Tenant must provide the name, address, and phone number of two responsible parties who will care for the pet in the event the pet owner is unable to do so. If for any reason a pet is left unattended for 24 hours or more, Management has the right to enter the apartment to remove the pet and transfer it to one of the named responsible parties or to a pet shelter. Tenant will release the Management, owner, or their representatives from any liability in a case of this matter.

  5. The Management or representative may be entering your apartment 60 days and 120 days after you have signed this Lease to see that the pet is being cared for and pet has not damaged the apartment.

  6. Tenant certifies and proves that pet has been licensed by city of residence (if mandated by city).

  7. Management may refuse to register a pet:

  1. If the pet is not a common household pet;

  2. If keeping the pet will violate any applicable pet rules in this pet policy/lease;

  3. If the pet owner fails to provide complete pet registration information; or

  4. If other registration information is incomplete.

 V. Pet Security Deposits

  1.  Management shall require tenants who keep pets in their units to pay a refundable deposit not to exceed two hundred dollars ($200).

  2. Unused portion must be returned when the Tenant moves or when Tenant no longer owns or keeps a pet in the unit.

  3. Pet deposit can only be used to pay expenses directly attributable to the presence of the pet.

 VI. Types and Number of Pets Allowed

  1. Only one dog not exceeding 25 pounds in weight or 12 inches in height or one cat is allowed.

 VII. No Keeping of Pets Other Than Those Registered

  1.  No pet sitting

  2. No visitor pets permitted in building or apartment

  3. No feeding/keeping of stray animals.

 VIII. Pets may not disturb other tenants, visitors, or management by their:

  1.  Odors

  2. Waste

  3. Noise

  4. Growling

  5. Scratching

  6. Being a physical threat to anyone.

IX. Violations

 

  1. If pet becomes a nuisance or threat to safety and security of persons or property; or Tenant violates terms of the pet lease, Management shall impose these rules:

  1. Remove pet within 10 days of notice.

  2. If pet is not removed after 10 day notice, Management will start eviction process.

 XI. If instructed to do so, Tenant may be required to purchase personal liability insurance with the respective project listed as additional insured.
